Flooring installation in Mission

Mission is about 25 minutes east of our base along the Lougheed Highway. The city climbs the hillside above the Fraser, so many homes have a view and, with it, a split-level or walk-out layout. Beyond the centre and Hatzic are the smaller communities: Cedar Valley, Silverdale, Steelhead, Stave Falls and Ferndale.

Older houses near downtown sit alongside newer subdivisions in Cedar Valley, and out in the rural areas many homes are on acreage. The free on-site measure sorts out what each one needs, from the stairs between levels to what's under the old floor.

Split levels mean short flights of stairs

Hillside lots mean a lot of split-level and walk-out homes, with short runs of stairs between levels: half a dozen steps from the entry up to the main floor, and the same again down to the family room. Each short flight needs its own treads, risers and nosings, and each landing is a place where two floors meet. Planned together, the stairs and floors read as one surface; done piecemeal, every change of level shows a different edge.

Wood heat and dry winters

Rural homes often heat with a wood stove or insert, and that dries the air hard through the winter. Wood floors react to it: solid hardwood and engineered boards shrink in dry air and can open small gaps, then close up again in the damp months. A humidifier through the heating season helps, and the indoor humidity range the manufacturer lists is the one to stay in. In front of the stove itself, the floor stops at the non-combustible hearth pad the stove maker requires.

The back door on acreage

On acreage out in Silverdale, Steelhead or Stave Falls, the back door sees boots, dogs and gravel every day. Grit is what wears a floor fastest, so the entry needs the hardest-wearing surface in the house and a good mat on both sides of the door. Rigid-core vinyl plank or vinyl tile with a thick wear layer copes with wet boots and grit; an AC4 laminate rated for entries is an option where the floor stays dry. A mudroom takes more water than any other floor in the house, so it's the place to go fully waterproof.
