Flooring installation in Surrey

Surrey is the biggest city we cover, with six town centres: City Centre (Whalley), Guildford, Fleetwood, Newton, Cloverdale and South Surrey. From our base in Maple Ridge it's about 35 minutes to City Centre over the Golden Ears Bridge, and longer to South Surrey.

The housing is just as varied: large family homes in Fraser Heights and Fleetwood, newer townhomes in Clayton and Grandview Heights, towers in City Centre, and plenty of houses with a suite downstairs. One house can need three different floors: a hard-wearing main floor, a staircase, and a suite that has to stand up to tenants.

Open-sided and curved staircases

Many larger homes in Fraser Heights and Fleetwood have a staircase that's open on one side, with spindles or a railing instead of a wall, and some curve as they rise. On an open side the end of every step shows, so each tread needs a finished end, called a return, that carries the nosing around the corner, cut and fitted to match. It's slow, careful work, and it's what makes a hard-floored open staircase look built rather than covered. On a curved or winding staircase each tread is a different shape, so each one is measured and cut on its own.

Big houses, done a level at a time

A large family home can run to several thousand square feet over two or three levels, and most families stay living in it while the floors are done. The usual way through is one level at a time, so the kitchen and a bathroom stay usable. If the work is split up, order all the flooring at the start: the same product from a later production run can differ slightly in colour and sheen, and the difference shows where two batches meet. Keep a box or two spare as well, for repairs down the road.

Laminate or vinyl plank in a busy house

Both suit a busy family floor, and they're good at different things. Laminate's top layer is harder, so it usually stands up better to grit, chair legs and dog claws; look for an AC4 rating on a main floor. Rigid-core vinyl plank is waterproof right through, softer and quieter underfoot, and the better pick for a basement suite, a laundry room or anywhere on concrete below grade. Plenty of houses end up with both: laminate on the main floor and vinyl plank downstairs, with the colours chosen together so the stairs make sense between them.
